LEASING SERVICES

At Rollins Real Estate Management (RREM)we believe that leasing is the backbone of all successful commercial development and asset management. While this sounds obvious, most owners do not take the time to understand that the company they hire must be committed to performing the property management services on a daily basis that will directly result in asset maximization.

RREM started with a leasing focus and has never forgotten that this single service is responsible for the success or failure of every property. While many companies begin this way, few continue to keep leasing as a priority as they grow and move to other services and develop for their own portfolios.

Through our specialization and team approach, RREM achieves the owner’s leasing objective through:




Diligent prospecting [primarily through direct canvasing (cold calls) or targeted prospects, which has allowed us to create our own database of prospects including their key data (i.e. case expiration, rates, etc.)]

High visibility community involvement and leadership positions

Locating a prospect and closing the deal (with experience of closing over 2,500 lease transactions):

1 • Meeting the prospect onsite for thorough tours of the property and pointing out the benefits of our location and situation

2 • Presenting the proposal in a timely manner and in such a form that is conducive to a quick and successful negotiation and meeting of the minds

3 • Negotiation of the terms and conditions and while maximizing our ownership position, still working to achieve a win-win transaction

4 • Successfully negotiating the release document and not allowing it to hamper the successful completion of all the work to get to this point

5 • Providing build-out assistance in order to make sure the tenant is in and open in a timely manner with as few problems as possible

REPRESENTATION

Our service saved the tenants valuable time, ensures a complete analysis of the marketplace and options, and secures the best overall terms and conditions within the market—ALL AT NO COST TO THE TENANT. Our process is as follows:
VIEW STRUCTURED PROGRAM

Here are just a few tools we use to maximize the value of your asset:

REQUIREMENTS DEFINITION

Meet with the client to determine specific needs:
• Amount of space required
• Budget for space required
• Location or area desired
• Image or setting required

RESEARCH AND PRESENTATION

RREM will take the parameters to the marketplace to determine our options and submit a report to tenant of the following:
• Available opportunities
• Pricing specifics
• Other input from RREM’s experience that will assist the situation

REQUEST FOR PROPOSAL

RREM will send a letter to each of the desired landlords requesting a specific proposal addressing the following issues:
• Rental amounts and what is included/excluded
• Location within the property
• Tenant improvement allowances
• Any other items pertinent to the decision process

PROPOSAL EVALUATION/NEGOTIATION

RREM will sit down with the tenant to evaluate and understand the specifics of each proposal and then advise on counter-offer decisions
RREM will provide lease review and negotiation and coordinate this with tenant’s legal counsel

BUILD-OUT ASSISTANCE

RREM will work with the tenant to make sure the build-out of space is completed in a satisfactory manner and timeframe

ALL OF THIS IS PROVIDED AT NO COST TO THE TENANT AS IT IS CUSTOMARY FOR THEE LANDLORD TO COMPENSATE THE BROKER, EVEN THOUGH THE BROKER’S FIDUCIARY RESPONSIBILITY IT TO THE TENANT

Our Landlord Representation process is as follows:

• Budget for purchase required
• Location or area desired
• Image or setting required

RESEARCH AND PRESENTATION

RREM will take the parameters to the marketplace to determine your options and submit a report to Investor of the following:
• Available opportunities
• Pricing and terms specifics
• Other input from RREM experience that will assist the situation

OFFER AND CONTRACT ASSISTANCE

RREM will either prepare a contract or work with our counsel to create a document that correctly and concisely communicates your desired terms and conditions for the purchase, including:
• What is included/excluded
• Due diligence time and contingencies
• Proper disclaimers for Investor protection
• Any other items pertinent to the specifics of the deal

CONTRACT NEGOTIATION

RREM will sit down with the tenant to evaluate and understand the specifics of each proposal and then advise on counter-offer decisions
RREM will communicate with the seller and negotiate on Investor’s behalf to end up with a contract that is acceptable and in Buyer’s best interest.

DUE DILIGENCE ASSISTANCE

RREM will work with Investor to assist with vendors to provide all analysis of the property, financing, environmental issues, etc. and help Investor make a decision of whether to move to closing or terminate the contract.

CLOSING ASSISTANCE

RREM will stay involved to make sure all roadblocks and obstacles are overcome and result in a closing

ALL OF THE SERVICES ARE PROVIDED, IN MANY CASES, AT NO COST TO THE INVESTOR, AS IT IS CUSTOMARY FOR SELLER TO COMPENSATE THE BROKER, EVEN THOUGH THE BROKER’S FIDUCIARY RESPONSIBILITY IS TO THE INVESTOR
